Here's what I tell every seller to focus on in the 60 days before listing.

Understand what the spring market actually looks like

Spring isn't just one season, it's a sequence. The first wave of motivated buyers shows up in late February and early March. By April, listings have flooded the market and buyer attention is split. By June, families with kids are racing to close before the school year.

If you can be listed and ready by mid-March, you're hitting the sweet spot. After mid-April, you're competing against a larger pool of similar homes.

Get a real pricing strategy, not a guess

The biggest mistake I see sellers make is pricing based on what their neighbor sold for last summer. Nashville's market moves fast, and last summer's number could be 5% too high or too low for today.

A proper pricing strategy looks at:

  • Comparable sales in the last 60 to 90 days
  • Active competing listings (your real competition)
  • Pending sales (where the market is heading)
  • Days on market trends in your specific neighborhood

Address the things buyers will absolutely notice

You don't have to renovate the whole house, but there are issues that will lose you money every time if you ignore them.

The big four

  1. Paint, especially anything bold or dated. Neutral sells.
  2. Flooring, scratched hardwood or worn carpet drags down perceived value fast.
  3. Lighting, swap out builder-grade fixtures and add lamps to dark rooms.
  4. Yard, first impression starts at the curb. Mulch, edging, and a clean front door go a long way.

What not to spend on

Don't replace appliances unless they're broken. Don't redo a kitchen 60 days before listing. Don't add a deck. The ROI doesn't work in your timeline.

Stage strategically, not expensively

Full professional staging can run thousands of dollars. For most Nashville homes, smart partial staging works just as well: decluttering, removing personal items, rearranging furniture for flow, and adding a few warm, neutral accents.

The goal is for buyers to picture themselves living there. That gets harder when your family photos cover every wall.

Photography is not optional

Your listing photos are the first showing. If they're bad, buyers swipe past before they ever read your description. Hire a real estate photographer (not your cousin with a nice camera), and schedule the shoot for the time of day your home looks best.

If your home has great evening light, ask about a twilight shoot. Those photos consistently get more saves and clicks on Zillow and Redfin.

Get your paperwork in order early

Buyers in Nashville are sophisticated. They'll ask about HOA documents, recent permits, warranties, and disclosures. Have all of this ready before you list, not scrambling for it during due diligence.

What to have ready

  • HOA documents and rules (if applicable)
  • Recent receipts for major repairs or upgrades
  • Survey, if you have one
  • Manuals and warranties for appliances and systems

Time your move

This is the piece sellers forget. If your home sells in two weeks, do you have somewhere to go? Are you buying? Renting? Moving in with family while you search?

Talk through your move-out timeline before you list, not after you have an offer in hand.
